Sounds like you want to add a form to your landing page where you ask for an email address.

Then once submitted you can redirect to a page with a download link. Or you could link directly to the downloadable content.

I think the page first stop is probably more user friendly as it gives you a chance to explain what is going on and the user gets a chance to decide to download or not. It seems more rude to ask for an email address and then start a download in response to them giving you an email.
