Checkbox for terms and conditions

I've been scouring the forums to see if there is a simple where to add a checkbox for acknowledgement of terms and conditions at checkout. There seem to be weird work arounds where you can add a custom field with a checkbox (Field 2), but then they can't see the terms and conditions until the end of check out (Field 4). Anyone know of any solutions? Thank you!
